McCarthy Completes Auditorium, Conference Space at the Jan and Dan Duncan Neurological Research Institute at Texas Children’s Hospital

HOUSTON—March 9, 2020- McCarthy Building Companies, Inc., one of the top healthcare builders in Texas and nationally, has completed a two-floor buildout within the Jan and Dan Duncan Neurological Research Institute (Duncan NRI) at Texas Children’s Hospital. The project included 32,000 square feet of auditorium and conference space to host research symposia, scientific seminars, and other programs featuring the world’s leading experts in genetics, neurology, and neuroscience. Construction on the project began in December 2018.

Texas Children’s Duncan NRI level seven and eight project consisted of structural demolition and reinforcement of existing structural deck between the two levels and a partial buildout on level eight for balcony auditorium space. This project also included four levels of monumental staircase that connects levels six through 13. The steel stringers for these stairs were flown in through an opening on level seven and then lowered through the stair shaft and welded in place from the bottom up.

A major challenge was minimizing disruptions to sensitive equipment and ongoing research as the project called for the demolition of 600,000 pounds of structural reinforced concrete. The team undertook several mitigating measures including continual communication with building occupants, the installation of noise and vibration monitors near sensitive research equipment, took regular 3D scans of the structure to monitor deflection, installed a 5,000-square-foot waterproofing membrane to contain concrete slurry, and used advanced robotic demolition equipment and wire saws, among other efforts.

“We are glad to continue our partnership with Texas Children’s and the Duncan NRI in building world-class facilities. Obviously completing this project in an existing, occupied laboratory building took careful consideration but projects with these types of challenges enable McCarthy to work creatively and collaboratively,” said Preston Hodges, McCarthy Houston division vice president.

McCarthy’s extensive portfolio of multi-phase healthcare and research facility projects makes it ideally suited to take on healthcare and research projects of any size or complexity, while allowing the facility to remain operational while under construction. In addition to the previous build-out of 23,000 square feet of lab space on level nine of Texas Children’s Duncan NRI, some of McCarthy’s other healthcare projects include CHRISTUS Spohn in Corpus Christi, The University of Texas MD Anderson Cancer Center Alkek Hospital Expansion and The University of Texas MD Anderson Cancer Center The Pavilion expansion.

MFAH Topping Out

McCarthy Building Companies, Inc. celebrated an important milestone on Monday - the topping out of the new Nancy and Rich Kinder Building for the Museum of Fine Arts, Houston (MFAH), Texas’ oldest art museum. The 243,632-square-foot Nancy and Rich Kinder Building will house modern and contemporary art. McCarthy broke ground on the building in June 2017.

To celebrate the construction milestone, approximately 250 people gathered at the site of the building; attendees enjoyed a catered lunch and listened to remarks from Gary Tinterow, director of the MFAH; Jim Stevenson, president of McCarthy's Houston division; and Steven Holl of Steven Holl Architects. Those in attendance included McCarthy's executives and craft workers, executives from Steven Holl Architects and MFAH leadership.

Located in the heart of Houston’s museum district, the Nancy and Rich Kinder Building will consist of 126,620 square feet of underground space and 117,012-square-feet above-grade space. The building will have a translucent-glass exterior, three floors of galleries that circle a three-story central atrium, a 200-seat theater, street-level café, restaurant overlooking the sculpture garden, an underground parking garage with 115 spaces and pedestrian tunnels connecting to the Glassell School of Art and the Caroline Weiss Law Building. It is slated for completion next year.

“The Museum of Fine Arts, Houston expansion is entering its final phase and we are excited to see this project come to fruition. We’ve been challenged with a great design and working with interesting components for a structure that is a work of art in of itself,” said McCarthy Houston Division President Jim Stevenson. “Our teams have been able to showcase McCarthy’s abilities on this museum expansion project and have enjoyed being an integral part of the museum’s goal to bring art to the public.”

Gary Tinterow, director of the Museum of Fine Arts, Houston, commented, “All of us at the Museum are grateful for the extraordinary commitment that McCarthy’s talented craft workers and management have brought to this project, which we witness every day on this site as they bring the Kinder building to life.”

Latest Expansion of Bayport Container Terminal to be Complete Summer 2020

HOUSTON – Jan. 7, 2018 – McCarthy Building Companies, Inc. began construction in Oct. on a new container yard within Port Houston, located in Pasadena, Texas. The project with Port Houston, will be a 45-acre expansion on the existing Bayport Container Terminal in continued efforts to grow and modernize the port. This development will aid in the port’s ability to serve the continued growth of Houston’s container export and import cargo volumes. The development will aid in the port’s ability to serve the continued growth of Houston’s container exports of finished petrochemical, agricultural and other products made in Texas and imports of consumer items like food, clothing and furniture to support the fast-growing regional population.

“McCarthy is proud of our long-standing relationship with Port Houston,” said Kurt Knebel, McCarthy’s Southern Region Executive Vice President of Operations. “Since 1991, McCarthy has worked with the port to deliver complex marine projects that fit the needs of an expanding enterprise, and we are eager to follow suit on the Bayport Container Yard project.”

The project will consist of the installation of new electrical duct banks, controls and lighting, updated storm drainage and utility systems, as well as a roller compacted concrete (RCC) pavement section. The RCC layer is a variation of traditional concrete pavement that uses a special concrete mix design and compacts it with rollers once it is placed. This method is more in-line with how asphalt is placed rather than traditional concrete paving methods. RCC benefits Port Houston in both initial and life-cycle costs.

Performing deep excavations along the coastline of the Gulf of Mexico provides a challenge due to the site’s proximity to the water table. To combat this, the project team will utilize dewatering techniques to maintain water levels to a minimum in areas of deep excavations for installing new utilities.

Other Port Houston projects McCarthy has completed include the Bayport Wharf II, Bayport Phase I Stage II Container Yard, Bayport Gate Complex, Bayport Port Road, Bayport Phase I Stage I RCC and Bayport Wharf I.

Complex design, innovative construction techniques and new technologies create a new cutting-edge school

McCarthy Building Companies, Inc has completed construction on Houston Independent School District’s new Kinder High School for the Performing and Visual Arts (Kinder HSPVA). McCarthy served as the construction manager at-risk and collaborated with the design team, Gensler, from the beginning of the project to ensure the vision of the school came to life. The project broke ground in February 2016, topped out in May 2017 and was completed August 2018. The campus will officially open its doors to students when they return from winter break on Jan. 7 with a grand opening scheduled for Feb. 4.

The 168,000-square-foot replacement school, located near Houston’s renowned Theater District, features specialized performance and fine arts spaces to enhance the artistic environment of the unique school. Kinder HSPVA is designed to accommodate 750 students specializing in the arts disciplines, including theatre, writing, music, visual arts and dance. The five-story building features a dramatic front entrance with double-high glass windows and a wide stairwell, 800-seat main theater with a balcony, dance and music studios, 150-seat recital hall, 200-seat -theater, 190-seat black box theater, rehearsal rooms, modern outdoor dining area, two levels of underground parking and an outdoor roof terrace.

“Kinder HSPVA was an exciting project and McCarthy is pleased to have been the general contractor on such an important and outstanding educational facility,” said McCarthy Houston Division President Jim Stevenson. “We didn't just build a state-of-the-art school, we built a performing arts complex that will impact future artists for generations to come.”

The location of the new school posed several logistical and construction challenges for the McCarthy team. Located in the middle of downtown Houston, the site space was tight and had little to no available storage capacity around the building and deliveries required pinpoint scheduling. The location and tight space also added an enhanced focus on safety for workers, surrounding traffic and pedestrians. Other challenges were the design including numerous floor plan finishes, to the theatre and art facilities and coordination of specialty subcontractors on the job site. Integrating the theatre equipment, acoustical materials/equipment, rigging, theatrical lighting, A/V and Fiber backbones, catwalks, etc., into the structure and coordinated model is not common for typical commercial construction.

Further, McCarthy incorporated methods LEAN principles, building information modeling (BIM) during construction to maintain quality on the job site and save time and money. BIM helped create virtual reality models allowing Kinder HSPVA to see the building before construction and assist in decision making.

The $88 million project is part of the Houston Independent School District’s voter-approved 2012 Bond Program, which calls for the renovation or rebuilding of 40 schools, including 29 high schools across the district. Once all work is complete, HISD will boast of one of the most modern portfolios of urban high schools in the nation.

In October 2016, the nonprofit organization, HSPVA Friends, launched a capital campaign to bridge the gap between the bond funding and the school’s specific needs. The Kinder Foundation committed a $7.5 million donation in exchange for the school’s naming rights.

McCarthy has a long-standing history of building complex, architecturally significant projects in the entertainment and arts industry. In addition to Kinder HSPVA, McCarthy’s Texas portfolio of entertainment and institutional projects includes the award-winning AT&T Performing Arts Center Dee and Charles Wyly Theatre in Dallas, the Dallas City Performance Hall and the recently completed Glassell School of Art at the Museum of Fine Arts, Houston.

McCarthy Building Companies, Inc., one of the top healthcare builders in Texas and nationally, recently completed a build-out of the ninth floor of the Jan and Dan Duncan Neurological Research Institute (NRI) at Texas Children’s Hospital, which includes approximately 23,000 square-feet of new, state-of-the-art lab space. Construction on the project began in November 2017.

Within the Texas Medical Center, the Texas Children’s NRI level nine lab project consisted of building general lab areas, write-up areas, tissue culture rooms, surgery room, rig rooms, a cold room, offices, a conference room and break areas. It also features a two-story, spiral-monumental stair case that connects the lab to upper floors, as well as a new mechanical room with new mechanical equipment to support the space.

The project included complex mechanical, electrical and plumbing systems that were coordinated using BIM modeling to ensure they could fit in the limited above-ceiling space and the process was accelerated over six weeks to meet the overall schedule. Exterior louver panels on levels eight and nine were removed in order to position the new air handler for the floor and the prefabricated spiral stairs. Teams coordinated shop drawings for both the air handler and stairs to maximize the size of the prefabricated sections while still allowing them to fit through the restrictive louver opening. McCarthy required careful planning and extensive engineering to set up the crane for these items and not bear over-sensitive utility areas around the congested alleyway behind the building.

Furthermore, the two-story spiral stair was constructed within an existing shaft and tied into the occupied 10th floor. McCarthy utilized a detailed scaffolding and rigging plan to lift the stair sections into place over the five-story shaft opening. A crash deck and dance floor were assembled and moved through each floor as each level of the stair were installed. Containment was set up on level 10 during the process to minimize any impact to the building’s occupants and two levels of stairs were connected to the existing monumental spiral stairs going from levels five to 10. The additional two levels extend the original building design for the stairs and are meant to mirror a double helix DNA strand.

“Complex healthcare and research projects are a big part of what we do at McCarthy,” said Preston Hodges, McCarthy Houston Division Vice President. “We understand the complex coordination and planning required to execute a successful project inside an active facility with the safety of faculty, staff, visitors and on-site construction workers as our number one priority.”

McCarthy’s extensive portfolio of multi-phase healthcare and research facility projects makes it ideally suited to take on healthcare and research projects of any size or complexity, while allowing the facility to remain operational while under construction. In addition to the newly completed renovations at the NRI level nine lab, some of McCarthy’s other healthcare projects include CHRISTUS Spohn in Corpus Christi, The University of Texas MD Anderson Cancer Center Alkek Hospital Expansion, The University of Texas MD Anderson Cancer Center The Pavilion expansion and the Children’s Health Plano Campus, Specialty Center II.
